BlackRock was assisted by Paul Collins, Bill Collins, Drew Flood and James Cassidy of Cassidy & Pinkard. Financial terms of the transaction have not been disclosed. According to Fairfax County records, the property--which has a current assessed value of nearly $32.6 million--last traded in 1997 for approximately $28.5 million.
Located near the Capital Beltway in the Tysons Corner submarket, the site was developed in 1981. The seven-story building is 61% leased to Verizon/MCI through 2007. It is also home to MedStar Health, Tera Research Inc. and other businesses that account for the building's current 79% occupancy level.
