Shaun Henderson, director of leasing for Benenson, says the program will begin on April 6. Company officials say the entire renovation campaign will take about 12 months to complete.

The redevelopment will be the first total makeover of the property the firm built in 1980. Benenson is the owner and manager of the 270,000-sf office complex. Henderson adds that the property's exclusive leasing agent Cushman & Wakefield is launching an aggressive marketing effort. He says that part of the capital improvement program will be to convert the property from a single-tenant to a multi-tenant property that can handle requirements of as little as 2,000 sf to more than 200,000 sf. Floorplates are large for this market at 45,000 sf, he notes, adding that he is currently negotiating with five prospective tenants that have requirements in the 50,000-sf to 200,000-sf range.

Architectural firm Perkins Eastman is in charge of the renovation program. Exterior improvements will include a French-curved cobblestone paved driveway lighted with obelisks and a new Porte Cochere canopy at the doorway. The Alexander Lieberman sculpture "Thrust" will remain the property's symbol and focal point of the transformation, company officials say. The parking lot at the property is also pegged for a complete makeover.
