ARLINGTON COUNTY, VA-Metropolitan Park, an eight-phase, mixed-use endeavor masterminded by KSI Services Inc., is ready to move forward now that the Arlington County Board has given the developer the go-ahead to proceed with the project's second phase. The 300-unit luxury apartment building will be known as Two Metropolitan Park.
When all is said and done, the entire 16-acre Metropolitan Park compound will consist of 3,200 multifamily residents and 100,000 sf of retail space contained within 10 high-rise structures. In its entirety, the project will cost a reported $900 million to realize.
Located in the Pentagon City area of Arlington County, Metropolitan Park occupies a spot that had been home to a series of aged warehouses. Two Metropolitan will be an 18-story structure sited on a four-acre parcel. In addition to its apartment units, the building will feature 8,100 sf of ground-level retail space and parking to accommodate about 380 vehicles.
While the architectural firm of Robert AM Stern was charged with handing the overall design of the mixed-use community, Hellmuth, Obata & Kassabaum took on responsibility for the specific design of Two Metropolitan, working along with the firm of Dorsky, Hodgson, Parrish & Yue, which served as production architect. One Metropolitan is also 18 stories tall and features 11,000 sf of retail space, 3,500 sf of which has already been preleased by Wachovia Bank.
"This is a signature project for us," KSI founder and chairman Robert C. Kettler, says. "We have understood for some time that the finite land supply in our region is leading to development of vertical communities, which our customers want." One Metropolitan is on target to reach completion in June 2007, while work is scheduled to begin on Two Metropolitan during the first quarter of next year.
