CHICAGO-National Education Servicing, LLC is moving Downtown, having signed a lease for 21,677 sf at 200 W. Monroe St. The student loan originator was forced to move by Corus Bank's decision to occupy the entire building at 2412 W. Lawrence Ave., according to Studley corporate managing director Robert Sevim. The Lincoln Square location is where National Education Servicing had been for 20 years.

Although terms were not disclosed, asking lease net rates at the 32-year-old property start at $13 per sf, according to Black's Guide. More than 50% of the 625,149-sf building at Monroe and Wells streets, now owned by the nonprofit JFMC Facilities Corp., is vacant.

"NES was spread over three floors at its Ravenswood location so moving into a more efficient single-floor layout became a real consideration," says Sevim, who represented National Education Servicing with Studley executive vice president Joe Learner. "Since the Ravenswood office market consists of mostly older, less user-friendly buildings with outmoded floor plates, the Downtown market became our main focus."

Bill Truszkowsky and Howard Meyer of the John Buck Co., former owners of the building, represented JFMC Facilities Corp.
