"It is a beautiful sight," CB Richard Ellis broker Chuck Zeman said about the demolition. Zeman, and his brother, Matt, also a CBRE broker, were listing it. "The city really wants to get ride of some of these blighted buildings Downtown. Geller owns the parking lot right next to it, across the alley, so he was the logical buyer."

Geller tells GlobeSt.com that he would have leased the building to a tenant, but the numbers didn't work. The building, constructed in 1973, for years housed the Union National Bank. "Everybody who looked at the building wanted the whole thing completely redone," Geller tells GlobeSt.com. "In my opinion, it is a one-user building. It was built for a bank, and it was really oriented toward a bank facility. I would have loved to have leased it to someone, but it would have needed so much tenant improvements it just wouldn't make sense."

Once the building is demolished, Geller says he will most likely operate the land as a parking lot for the time being. The property is zoned B-5 and several years ago the Denver City Council removed a parking lot as a "right by use," for many buildings zoned B-5. The city was tired of developers tearing down buildings and leaving surface parking lots behind. However, that only applies to buildings between 14th and 18th streets, Geller explains to GlobeSt.com. His site is on 13th Street and Tremont Place. "I think there is going to be a real shortage of parking in the area once the Justice Center is built," he says.
