However, Westshore brokers familiar with their submarket and the 11-story One MetroCenter tell GlobeSt.com the Talbots lease was for at least five years at an estimated effective rent of $25 per sf. That would place the estimated value of the transaction at about $6.5 million, according to the brokers. The average asking full-service gross rent at the 24-tenant One MetroCenter is $27 per sf.

Talbots' Systems Center is relocating from 4300 West Cypress to 4010 Boy Scout Blvd. GVA Williams' Rosenberg tells GlobeSt.com Talbots "evaluated a number of properties before concluding that One Metro best served its needs." The GVA offices got a lead on the deal because "we have enjoyed a long-term relationship with Talbots, going back almost 20 years," Rosenberg says.
