The price was in line with several 2005 and 2004 sales in metro Orlando's second-largest office submarket, according to GlobeSt.com research.

In October, Parkway Properties Inc. Parkway Properties Inc. of Jackson, MS paid $14.7 million, or $114.84 per sf, for the 128,000-sf, Maitland 100 and $14.71 million, or $134.48 per sf, for the 102,000-sf, 555 Winderley building. The total $28.41 million price averaged $128.55 per sf, as GlobeSt.com previously reported.

In February 2004, Parkway paid Dallas-based Terrabrook Inc. $27.7 million, or $135 per sf, for the 206,000-sf Maitland 200 building. And in June 2005, Parkway sold an 80% interest in Maitland 200 to Australia-based Rubicon America Trust for $28.4 million, or $137.88 per sf, as GlobeSt.com also previously reported.
