With the assistance of Sheer Partners Inc., the company secured the larger space, and also found a tenant to sublet its previous 6,200-sf home at 4550 Montgomery Ave. in Bethesda. Polinger, Shannon & Luchs represented Bethesda Place LP, the owner of the 315,000-sf 7700 Wisconsin Ave. Additional details of the lease transaction have not been made available; however Polinger Shannon currently markets space in the building for $38 per sf.

Developed in 1990, the 11-story structure at 7700 Bethesda is not far from the Capital Beltway to the north and Washington, DC's Friendship Heights neighborhood to the south. Scheer Partners' Jovi McAndrew and Matt Brady were responsible for putting together the deal for NorthMarq. "The real trick to this was finding a tenant to sublease their space that had the same timing and square footage requirement," says Brady, "Our goal was to minimize the amount of time between NorthMarq moving into their new space and a subtenant moving into their old space."
