NEW YORK CITY-The 1031 exchange environment has experienced quite an evolution over the years. More investors have become acquainted with the tax-deferred exchange and exhibit a willingness to reach out of their comfort zone, even testing the tenant-in-common exchange waters. The developing 1031 market will be among the many topics up for discussion at tomorrow's RealShare Net Lease conference at the Westin New York at Times Square.
A group of experts will examine that environment in a presentation subtitled "Swap Till You Drop." Moderated by Lou Weller of Deloitte Tax LLP, the panel will feature the Boulder Group's Randy Blankstein; Gary Bringhurst of FOR 1031 LLC; Sterling Champ of CB Richard Ellis's Net Lease Property Group; Calkain's Jonathan Hipp and Pamela Michaels of Asset Preservation Inc. They will explore the influence of TIC deals, rising interest rates and increasing property values. They will examine marketplace trends and how any tax rulings could affect future transactions. A session later in the day will tackle the subject of how/if TIC transactions are offering growing competition.
More than 300 attendees are expected at the day-long conference, which is produced by Real Estate Media, REM is the publisher of Real Estate Forum and GlobeSt.com.
After introductory remarks from Jonathan Schein, Real Estate Media's president and CEO, the popular Town Hall Meeting session will take a look at the current state of the net lease market. Gerald Levin will serve as moderator. Panelists will include Michael Ashner, Gordon DuGan, Will Eglin, Bernard Haddigan, Laurie Hawkes and Bruce MacDonald. They will discuss how factors such as rising interest rates and supply and demand affect the marketplace.
New this year is "Pardon the Interruption--RealShare Net Lease-style." It will feature Ethan Nessen of CRIC Capital sparring with Kyle Gore of RBS Greenwich Capital. In approximately 20 minutes, the pair will go back on forth on a variety of topics in the net lease/sale-leaseback/1031 arena.
Throughout the day there will be concurrent sessions on issues including the sale-leaseback environment and the yield curve. There will also be a special presentation on capital markets for the net lease sector as well as niche roundtable discussions covering zero cash flow deals, insurance and new accounting rules.
