"This is an exciting entrance for LA Fitness," says Dan Cohen, principal of Mid-America Real Estate-Wisconsin LLC, the club's local representative. "Bayshore Town Center is considered one of the Milwaukee area's largest commercial developments; we're quite pleased to be linking these two great entities together."

The new Bayshore Town Center, located at 5900 N. Port Washington Rd., in the City of Glendale, 10 miles north of Downtown Milwaukee, calls for the partial demolition and renovation of a preexisting big-box mall. A blend of architectural styles were integrated into the design scheme to combine residential, retail, dining, office, two freestanding pavilions and a central square to create a true sense of a "town square." Now under construction, the project is slated for a yearend completion.

The Bayshore Mall rehab project will increase the development's retail space from 500,000 sf to one million sf, creating room for 180 retailers, up from its previous capacity of 110. The plan also increases office space from 25,000 sf to 275,000 sf, and creates 150 condos and apartments.

A host of national retailers have already committed to Bayshore, including Wisconsin's first California Pizza Kitchen, as well as Barnes & Noble, Brooks Brothers, Bravo! Italian Cucina, Caribou Coffee and Guaranty Bank. At press time, the developer and owner of the project, Columbus, OH-based Steiner + Associates, had just obtained unanimous approval from the community development authority to start work on the project's largest building, a six-story, 280,000-sf structure that will house 113 residential units above a 1,000-car parking structure and 80,000 sf of ground-floor retail.

Mid-America broker associate Adam Dreier coordinated the lease on behalf of LA Fitness, while Josh Lindimore of Steiner + Associates represented Bayshore Town Center. LA Fitness was established in Southern California in 1984 and currently owns and operates sports clubs in 14 states.
