Semco Duct & Acoustical Products Inc. scoured only Tarrant County industrial sites before settling on 1110 Eden Rd. for its sixth sheet metal shop in the US, according to Jeff Givens, principal in NAI Huff Partners of Fort Worth. He tells GlobeSt.com that the company is replacing a shop in Florida with the Texas operation.

Givens says Semco execs first looked in the region a couple years ago, but put the plan on the backburner. The corporate chiefs picked up the search in early January, placing a call to Givens about space availability. The Eden Road building got the nod because "it had pretty much what they needed," he says. "It was a minimal finish-out." In addition, it had "heavy power in place" plus 14 dock doors and 28-foot clear heights--all key to the final decision, he adds. Other dealmakers were two grade-level doors and a location close to the Interstate 20-US Highway 287 junction.

Givens and Trey Fricke, now principal with Lee & Associates-Dallas, had the listing for the local owner, Eden Road Investments, which was seeking $4.25 per sf gross. To make the deal with Semco, Givens says he terminated a pact with a California company that had been paying rent on some space vacated awhile ago.

The 43-year-old Semco, which recently got a contract for the Indianapolis Colts' new stadium, has manufacturing sites in Salisbury, MO, Roanoke, VA, Crossville, TN and Petit Jean and Morrilton, AR. The Texas addition comes exactly a year after Semco opened an 80,000-sf plant in Tennessee.
