GLENDALE, CO-The $695,000 that the Denver-based Lampert Family LLP paid for the 12-unit apartment community at 560 S. Fairfax may not seem like very much. After all, many luxury homes, not that far away from this little city southeast of Denver sell for more.
However, the price of $57,933 per units is the highest selling price per unit for a garden-style apartment community in Glendale in more than two years, notes Tim von Storch of Apartment Realty Advisors. Storch represented the seller, Koelbl Properties LLC of Aurora. It's also a strong price for a community built in 1962. The property offers one studio units, seven one-bedroom units and four two-bedroom units with upgraded kitchens and bathrooms. The property has a new boiler and new double-pane windows. It provides easy access to downtown Denver, Interstate 25, Cherry Creek and the many retail and restaurants off of Colorado Boulevard, Storch notes.
However, the sale was dwarfed by the $78 million that New York-based Sentinel Real Estate Corp. paid for the 288-unit, 24-story apartment high-rise developed by the Houston-based Hanover Co. in Glendale. That deal, handled by Steve Rahe of CB Richard Ellis, was reported last year by GlobeSt.com.
