Prior to Brandywine's acquisition of Prentiss Properties earlier this year, development of the office building had been in the works under Prentiss Properties back in 2000, pending a major lease agreement. The development was tabled due to a softening of the market in the area at the time. The vacancy rate in the Reston/Herndon submarket is currently 9.9%, according to GVA Advantis' First Quarter 2006 Washington, DC Metropolitan Area Market Review.
With an address of 13820 Sunrise Valley Dr., South Lake will be located not far from Washington Dulles International Airport. The architectural firm of Noritake Associates is on board as the designer of the 10-story class A building, which will be highlighted by an adjacent four-level parking facility.
"We continue to see strong demand for office space within our core Northern Virginia portfolio with vacancies in the single digits," says Bob Wiberg, Brandywine executive vice president and managing director of operations. "South Lake at Dulles Corner will fill a market void." CB Richard Ellis is assisting Brandywine with leasing responsibilities. South Lake is scheduled to deliver in the third quarter of next year.
