SAN DIEGO-The area's Downtown renaissance is rolling on, as plans for the latest project are beginning to unfold. Centre City Development Corp. has released an RFQ/P on the redevelopment agency-owned site located at Seventh and Market Street.

The project will include public and private uses. At build-out, the 55,000-sf site, which is bounded by Seventh, Eighth and Island avenues, and Market Street, will consist of mixed-use space that has yet to reach its final plans, but will add to the housing needs of the East Village area.

"We have a great opportunity to build an iconic project on this site," says CCDC president Nancy Graham. "We hope to address a variety of needs for East Village, and provide even more amenities for the growing residential population."

While plans for the site have not been finalized, the project will include a mixture of public parking, both affordable and market-rate housing as well as commercial space. Graham says the site would also include "cultural improvements and attractions."

Currently, the Market Street site is a surface parking lot. Graham says transforming that site and integrating a strong cultural message will be an important deciding factor in selecting a development team. One of the objectives from a cultural standpoint will be to integrate "a cultural use and/or performance art space that celebrates the African American heritage of the block and surrounding neighborhoods," according to a CCDC report released yesterday.

As for the cultural element, CCDC envisions the space being operated by one or perhaps multiple nonprofit organizations. According to the report, the space could include a combination of the following: a library, museum, nonprofit art gallery, interpretative center, performance art theatre or other cultural entities related to the area's African American heritage.
