"The I-80 market continues to demonstrate tremendous development opportunities for both large and small users," says TCB Development executive vice president Randy Tieman, whose Tinley Park-based company has built two other industrial parks in this southwest suburb, totaling more than one million sf. Corporate Corridors of Mokena will be divided into 24 lots, ranging from two to 25 acres. The industrial park is served by a rail line.

Those two projects have bought 1,000 jobs to the village, which is giving TCB Development a partial sales tax rebate as an incentive. "It is a win-win situation, not only for residents, but also for local businesses," says Mokena Mayor Joe Werner.

Traffic counts along I-80, as well as LaGrange Road near the interchange, are more than 38,000 vehicles a day, according to the Illinois Department of Transportation. The village also points to census data showing more than 60,000 living within three miles of the development, with average household income above $92,000.
