Peachtree Center leasing team members Vance James, Kari Downing and Mike Werner handled the deals. James tells GlobeSt.com that leasing efforts were stepped up to compete in the Downtown office market. "It's been a bloodbath Downtown and we've been aggressive in terms of making deals," James says.

Owned by Colonnade Properties LLC, the 2.5-million-sf Peachtree Center consists of six high-rise office towers, a three-tiered mall with more than 70 shops and restaurants, a 73,500-sf athletic club and parking decks. There is about 2.3 million sf of office space and 200,000 sf of retail space, which is handled by an outside firm. In addition to offering tenants concessions, such as free rent, the Peachtree leasing team has been working with tenant representatives, with free trips and other incentives to bring tenants to the building. With the new leases, which range in price from $16 to $18 per sf, the building is 64% occupied, James says.

Among new tenants in the building are GT Software Inc., which leased 14,121 sf in the center's north tower; Georgia Engineering Alliance, 3,194 sf in Harris Tower; Smart & Associates LLP, 8,107 sf in Harris Tower; Word Express LLC, 1,518 sf in the south tower; IFFCO Inc., 817 sf in the north tower; and Goodwill Industries in Georgia Inc., 13,954 sf in the north tower.

Expansions and renewals included Ames Scullin O'Haire, which renewed and expanded to a 13,958-sf space in the Marquis One Tower; Grant Thornton LLP, which expanded to a 2,836-sf office at Marquis One Tower; and the Trade Commission of Denmark, which renewed its 3,257-sf lease at the International Tower.
