WYCKOFF, NJ-Powerhouse Christian Church has signed on for 20,000-sf of adaptable space at 500 West Main St. for five years, with options for five-year renewals. The 120,000-sf building is now fully leased.
The property is owned by SCC Realty, which had converted the structure to multiple tenants with 25% office and warehouse/flex for the balance. SCC's Brian Cole represented the owner in-house.
The space has 20' ceilings, very few columns, and space for office and classrooms and lots of parking. "Most of their operations are mid-week services, evening youth groups and all sorts of other meetings," says Richard Van Houten, president of the Van Houten Group, which represented the church. "When they're using it, there won't be anyone else there at all. The church is right at the front corner of the building so as you come down the street you basically drive right into the church entrance.
The pastor of Powerhouse Christian Church is Jeff Boucher of "Touch the World Ministries" international youth outreach. The church started in a café in Allendale, before moving to larger spaces in hotel meeting rooms, and eventually deciding to rent its own facilities.
"It's a concrete building, so when the church is rocking and rolling with its music, you won't be able to hear it outside," Van Houten says. "We basically canvassed the entire northwest Bergen area, and this location worked great. The owner was willing to allow a church in, which is an unconventional use. Some owners like to keep more corporate tenants, but this owner welcomed the idea."
