CHICAGO-The six-story, 250,000-sf industrial building once used by the Florsheim Co. for a factory will be converted to 175 condominiums, with 35 set aside for buyers qualifying under the Chicago Partnership for Affordable Neighborhoods. About 90% of the units at the southeast corner of Belmont and Pulaski avenues have been sold, according to developer David Dubin.

The $56-million project will include two fewer parking spaces, and a larger outlot building at 1,900 sf. In addition to condominiums, Dubin Residential Communities plans up to 15,000 sf of retail space in the former shoe factory. The amount of retail space may be less, depending on market demand.

Dubin Residential Communities received a favorable recommendation nearly a year ago from the plan commission. However, computation errors were discovered during the permitting process. The revised proposal also was endorsed this week by the city council committee on zoning.

The property was sold to the residential developer earlier this year for $7.5 million.
