CHICAGO-V Land Corp. hopes to begin construction this fall on a 26,000-sf at 95th Street and Western Avenue, having already landed Starbucks as a tenant. Negotiations are underway with Panda Express, Cingular Wireless and Potbelly Sandwich Works, according to the retail developer.

Located across Western Avenue from the Evergreen Plaza shopping center in the suburb of Evergreen Park, the center is considered to be at a gateway location to the city's Beverly community. "I strongly feel this project will revitalize the local retail community and spur further improved development throughout the corridor," says Mid-America Real Estate Group leasing agent Luke Molloy.

Traffic counts range from 28,300 to 30,900 vehicles per day along 95th Street, 32,000 to 33,900 per day on Western Avenue, according to Mid-America Real Estate Group, while average household income within a half-mile of the site is $95,350. Citibank, Cold Stone Creamery, Chipotle and Borders have taken locations on the north side of the 2300 block of 95th Street.
