BROOMFIELD-West meadow Properties has paid $6.1 million for three apartment complexes totaling 117 units, which it acquired from two different sellers in deals arranged by Apartment Realty Advisors. The three buildings are in Garden Center, near Wadsworth Parkway, with convenient access to the Boulder Turnpike, Downtown Denver and Interlocken Business Park.

Principal Terrance Hunt and associate Shane OzmentofApartment Realty Advisors represented the two separate sellers, Prime Investment Properties and Lewis and Joliet. Prime sold two properties called Garden Center 62 and 70, andLewis and Joliet sold Garden Center 64.

Hunt calls the transaction "challenging to coordinate due to thesimultaneous sale of three buildings by two different owners, which also needed to accommodate the single buyer's 1031 exchange requirements." The sale of buildings 62 and 70 at Garden Center represents the latest in a series of transactions in Prime Investment Properties' Denver portfolio, with sales totaling more than $23 million.
