Terminus 100 is a 27-story, 650,000-sf office tower under construction at the intersection of Peachtree and Piedmont roads in Atlanta's Buckhead district. The new leases signed are with radio station owner Cumulus Media Inc., financial advisor Wilmington Trust Corp. and investment advisor Riverside Advisors. In addition, real estate services firm CB Richard Ellis Inc. expanded its space to three floors.
"These new leases reinforce the tremendous momentum we are seeing at Terminus, and we are extremely grateful many of the market's top companies want to be a part of our latest project," says Cousins president and CEO Tom Bell, in a prepared statement. "With our present momentum, it appears Terminus 100 will be fully leased by year-end."
With the leases, the office space in the building is 62% leased. Office tenants that have previously signed leases include Bain & Co., Citigroup, Cousins Properties, Synovus and Premiere Global Services. Four restaurants have also signed leases including AquaKnox, Lola, BrickTops and MF Sushibar's Kinjo brothers. Cousins is in discussions with more tenants that, if signed, will bring the office building to 80% leased.
Matt Gove, Cousins' director of corporate communications, tells GlobeSt.com that site work on the Terminus 200 will begin immediately. "We've always anticipated a second phase, but wanted to wait until there was significant leasing activity to start it," Gove says.
Terminus 200 is a 22-story, 520,000-sf office building with ground-floor retail restaurants. The Terminus marketing center, which is currently located at the Terminus 200 site, will be relocated to Highland Drive. Terminus 200 is expected to be completed in mid-2009. Terminus 100 and 200 are the first and second buildings of Terminus, a 10-acre office, residential, retail and hotel development in Buckhead. When completed, it will bring more than one million sf of office space, more than 125,000 sf of retail and restaurants and up to 800 residential units.
