DALLAS-In keeping with a corporate-led campaign to replace select mall locations, the Retail Brand Alliance Inc. has signed a 10-year relocation lease with options for a Brooks Brothers store. The high-end retailer will open in January 2007 in West Village, vacating a 10-year spot in NorthPark Mall.

Henry S. Miller IV, who teamed with Henry S. Miller Commercial's Dan Shoevlin as the tenant reps, tells GlobeSt.com that the corporate strategy and NorthPark Mall's proximity to West Village blocked the chance of adding rather than replacing a location. "We also looked at Highland Park Village," he says. "We couldn't accommodate them and we didn't want to duplicate too much at High Park Village." The tony center already sports several men's and women's apparel stores.

West Village's near 30,000-sf expansion at the southeast corner of McKinney Avenue and Cityplace West Boulevard "made a compelling argument to them that it's the place to go," Miller adds. "We feel like they won't be losing any customers in moving to West Village, but will gain customers." He says Brooks Brothers' 10,000-sf lease expires next month, but the brokers have cut a deal for the retailer to stay until the West Village expansion and the new 9,606-sf end cap is complete.

Miller says talks took one year to lock down the location and terms of the relocation lease. Robert Bagwell and Henry S. Miller III of HSM Urban Partners, part of the West Village's ownership group, represented the owner of record, 3600 McKinney LP.

According to the tenant's rep, the Enfield, CT-based Retail Brands, which bought the Brook Brothers chain in 2001, is looking to replace some mall spots with spaces in New Urbanism-style developments. The fate of Brooks Brothers' Galleria store isn't known, as yet, but Miller is betting it's going to stay firmly rooted.
