Steve Cohen, director of real estate for Opus East, tells GlobeSt.com that he expects the rents to average in the high $40s on a full-service basis. 100 M Street consists of 240,000 sf of spec space, including office and first-floor retail, on a parcel of land totaling 27,000 sf. The building will be 12 stories high with four levels of underground parking.

When complete, the building will have space for approximately 1,000 workers. Opus East will break ground in late summer 2006, and the building is expected to be completed in 2008. The building will be designed by WDG Architecture, PLLC, in conjunction with Opus Architects & Engineers Inc.

Cohen says Opus East is on the lookout for other projects in the District and surrounding areas. Other projects under way include the National Oceanic Atmospheric Administration facilities in College Park, MD, a 200,000-sf office building in Bethesda and a Lockheed facility in Westfields, VA.
