NILES, IL-Fibre-Craft Materials Corp. has closed a 10-year deal for 170,000 sf at the 22-acre Niles Industrial Center, 6420 W. Howard St. The tenant is a maker of creative crafts and novelties. The new location will accommodate Fibre-Craft's expansion plans. The property is approximately two blocks from its current headquarters, and occupancy is planned for September.
The original facility at this site, constructed in 1955, was torn down. In its place, the developers, Principal Financial and the Missner Group, built two, two-story spec buildings totaling 200,000 sf. The new space, constructed in 2004, offers 30-foot ceiling heights and 21 docks per building. Fibre-Craft's space will include 30,000 sf of office space, eight conference rooms and a 2,800-sf showroom.
Jim Ward, Brian Carroll, Michael Adams, senior vice presidents, and associate Darryl Silverman, all of Grubb & Ellis, represented the tenant. Chris Volkert, Vern Schultz and Tom Condon of Colliers, Bennett & Kahnweiler represented the developers.
Terms of the lease were not disclosed. Trammell Crow Co.'s First Quarter 2006 Industrial Market Scope 2006 Report lists the average asking price for industrial space in the O'Hare market as $5.17 per sf.
