WHITTIER-Oltmans Construction has completed the last 304,708 sf at the 1.6-million-sf, 70-acre Gateway Pointe Industrial Park, a project of the Southwest Carpenters Pension Trust. Some 931,320 sf of the project has already been leased at the complex, which is one of the largest in the Los Angeles area, notes Chris Bell, project manager for Whittier-based Oltmans.

Bell reports that Oltmans is completing tenant improvements on two of the five buildings in the park, which is at 3931 Workman Mill Rd., at the northwest corner of Mission and Workman Mill roads. The Los Angeles-based Southwest Carpenters Pension Trust project comprises five buildings ranging from 77,195 sf to 613,375 sf.

Tenants at the project include Four Seasons General Merchandise, an importer of products tailored for dollar stores, including 99 Cents Only. Four Seasons has occupied the 613,375-sf building.

Lagasse, a wholesale distributing company that is wholly owned by publicly held United Stationers, has leased 240,750 sf of a newly completed 346,381-sf building, and FedEx has leased a 77,195-sf structure. Stu Milligan, a member of the Cushman & Wakefield team that is marketing the project, says that negotiations are under way for the just completed 304,708-sf building with a national credit tenant. Other members of the Cushman & Wakefield team include David Hasbrouck and John McMillian.

Milligan says that one of the primary factors in the quick lease-up of the property is its location immediately off the 605 Freeway and south of the 60 Freeway. Other factors Milligan cites include the park's 3% skylights, 30-foot clear height, ESFR sprinkler systems, 100% concrete loading areas, a secure environment, ample landscaping and high-end architectural treatments.
