PORTLAND, OR-General Growth Properties has begun its 18-month renovation and 245,000-sf expansion of Clackamas Town Center, the first major expansion of the mall in the past 20 years. The estimated $100-million endeavor will add 40 new stores and restaurants and a 20-screen theater in two "lifestyle villages" connected to the 1.2-million-sf mall on the east and west sides of the existing Meier & Frank department store.
As part of the renovation, the mall's main entrances and existing storefronts will be redone and the interior food court will be renovated and enhanced with a central fireplace. New landscaped plazas, water features and walkways will be incorporated into the new lifestyle villages.
Expansion tenants announced to date include the movie house operator, Century Theaters, and two restaurants: Claim Jumper, a 40-store chain known for its large portions and comfort food; and Romano's Macaroni Grill, an Italian themed chain. Existing anchors include Nordstrom, Meier & Frank, JC Penney, Meier & Frank Home Store, Sears and Barnes & Noble.
Barnes & Noble is a new addition to the mall. The 33,400-sf store is the largest in the region. When it opened, Barnes & Noble closed a smaller location across the street at 415,000-sf Clackamas Promenade. Clackamas Promenade is backfilling the bookstore space with a Petco store that is relocating from a space on nearby 82nd Avenue.
The Clackamas Town Center expansion will eat up parking. To replace the parking, the expansion will include two new parking structures. The new parking will include a 783-space, multi-deck structure and a new TriMet transit center with parking for 795 vehicles.
Completion of the mall expansion is scheduled for November 2007, the same year contractors are scheduled to begin building a 6.5-mile extension of the region's light rail. The extension essentially will connect the Gateway Transit Center to Clackamas Town Center.
When the light rail line is complete, more may be in store at Clackamas Town Center. Ellen Rogalin with the Clackamas County Department of Transportation and Development tells GlobeSt.com that GGP's 30-year plan for the mall includes additional retail space as well as residential and office developments.
In November, the 1.3 million-sf Washington Square in Tigard completed a $50 million renovation and 80,000-sf expansion that added 28 retailers. Also last year, the 1.4 million-sf Lloyd Center Mall in Northeast Portland completed interior renovations that included new flooring, paint and lighting.
