Craig Wilkinson, operations manager for the project, tells GlobeSt.com the estimated construction cost is "about $100 million," and the sell-out value is estimated at $163 million. Cambrian Development is a joint venture between Mac R. McDonald of Lodi-based Cin-Mac Properties, and Ron Flock, who owns stables and other businesses here. They formed the JV in September 2005, and this is their first joint project.
The property is located on Lynch Road off Highway 16 and includes more than 2,000 feet of river shoreline. A five-story, hotel-style condo building along the shoreline will contain 195 units. They will be two-entrance, three- and four-bedroom units ranging from just under 1,500 sf to nearly 2,000 sf. Prices begin at $380,000, "and it looks like the upper end pricing will be $545,000 a unit," Wilkinson says. All will be fully furnished with high-end amenities and two fireplaces.
Three styles of townhouse condos are planned to contain an aggregate of 60 units, including 17 "fourplexes," which Wilkinson says are single-story units with lofts in buildings that form a box-like configuration. Another 43 townhouse units are joined in a cluster of buildings containing from two to eight units each of one- and two-story residences. Townhouses range from 1,300 sf to more than 2,600 sf, and each can be sold fully furnished or custom designed by the owners. Another 48 units are single-family condos, and Wilkinson says "some of those lots are under contract."
He expects residential units will break ground this fall and the first ones will be ready for occupancy by summer 2007. The complex will also contain a multilevel dining room, 10,000 sf of meeting space, a 50,000-sf indoor waterpark, spa, arcade, grocery store and the Loft, which is a glass-enclosed bar. Owners will have full hotel services and the option to participate in an in-house rental pool. Under the rental program, Cambrian manages, markets and rents units on behalf of owners when they are not at the resort. The "two-key" design of units in the hotel-style building affords a separation, creating the potential for separate rentals, Wilkinson explains.
