BALTIMORE-Ferguson Enterprises, a Newport News, VA-based distributor of plumbing supplies and heating and cooling equipment, purchased the former Carling Brewery in Halethorpe, near Baltimore, as well as the surrounding 28 acres for $19.3 million. First Industrial Reality Trust in Chicago was the seller. CB Richard Ellis Industrial Group arranged the sale of the 375,000-sf property, located at 4501 Hollins Ferry Rd.
"The former brewery building has been a Baltimore landmark and when redeveloped, it will house several different Ferguson business units. Ferguson, First Industrial and Baltimore County all collaborated on the deal," according to Bill Pellington of CB Richard Ellis.
Ferguson is making improvements to the exterior site as well as upgrading the interior shell warehouse. It plans to house different business units in the building in both office and warehouse space. CB Richard Ellis' Pellington represented Ferguson Enterprises. Ned Brady and John Wilhide of CB Richard Ellis represented First Industrial Realty Trust. Prior to the sale, First Industrial retained CB Richard Ellis to provide real estate services inclusive of construction management, redevelopment and the leasing of the property.
