RANDOLPH, NJ-The local township planning board has approved construction of the second and third phases of Campus Plaza, a mixed-use development. The project, which sits on a nine-acre site at the intersection of Route 10 and the Dover-Chester Rd., will build out to just less than 52,000 sf of retail and office space. The project is owned and is being developed by Randolph Township Development LLC, a local group, although the Gordon Group is handling the office building as part of the larger package.

That office component is the 25,200-sf, two-story Randolph Medical Arts Building. The Gordon Group specializes in medical buildings, with properties in the New Jersey and Florida markets.

The new retail phase encompasses a freestanding 3,680-sf bank and 10,000-sf of in-line retail space, according to Anthony V. Vita, president of Vita & Vita Realty Corp. of Fairfield, NJ. His firm has picked up the assignment as exclusive leasing agent for the property. Phases two and three will join a freestanding CVS Pharmacy of approximately 15,000 sf, which serves as the property's retail anchor. CVS is wrapping up construction and slated to open this month.

Other firms involved in the project include Dietz & Associates, the architect for the retail shops, and Buckman Architectural Group, which is designing the medical arts building. "The retail storefront design is a blend of various combinations of brick, stone, hip roofs, awnings and lighting similar to those found in lifestyle shopping centers," Vita says.

Road improvements to the site include aligning Campus Plaza's Dover-Chester Rd. entrance with the main entrance to the 9,000-student County College of Morris. The cost of constructing Campus Plaza has not been released.
