CARSON, CA-The Carson Redevelopment Agency has unanimously approved an agreement with a joint venture of Hopkins Real Estate Group and LNR Property Corp. that is developing the 168-acre Carson Marketplace retail project. Called the owner's participation agreement, it was the last major approval the developers needed before proceeding with the previously announced project.

Hopkins and LNR plan to redevelop the former Cal Compact landfill, located along the 405 Freeway between Avalon and Del Amo boulevards, into a mixed-use project comprising 1.3 million sf of retail and theater space, restaurants, 1,200 housing units and a 200-room hotel. The project will begin with a $115 million cleanup of the landfill, the construction of roads and other improvements.

The landfill cleanup and other public improvements are expected to take 36 months, after which LNR and Hopkins Real Estate Group can proceed with the project. The 168-acre site consists of a 157-acre municipal landfill that has been closed since 1965 and an adjacent 11-acre parcel that is undeveloped.
