PHILADELPHIA-Vacant for over a year, the former 26,260-sf Verizon call center at 61 Wilmington West Chester Pike in Delaware County has a new owner today in Arora Engineers Inc. of Chadds Ford. Arora paid Wilmington, DE-based Northeast Financial Corp. $5.88 million or about $223.72 per sf for the structure.

Arora plans to occupy 13,000 sf in the building in October and will lease out the remaining space, according to Tom Bailey, a CB Richard Ellis Inc. vice president who brokered the deal. Working with Bailey were CBRE brokers George Schmitt and Steve Cousart. Arora is relocating from 124 Commons Court in Chadds Ford where the firm occupies 6,000 sf. The new space will become the company's international headquarters.

The four-acre property also houses a 3,000-sf retail building currently leased to Springhouse Windows and a 9,000-sf developable pad. The retail building and the lot were not part of the sale to Arora. Average class A office rents in Delaware County are $21 to $22 per sf, according to CBRE data.
