The company also says it already has its anchor tenant for the building in place; national law firm Jenner & Block LLP has signed a 15-year lease for 86,000 sf in the building. "We are actively marketing for other tenants right now," Evans says.

Located in the East End of the city--an area undergoing significant development and redevelopment--1099 New York Ave. will stand out for a number of reasons, Evans says. Its design by the architectural firm of Thomas Phifer and Partners includes a facade made of overlapping glass panels and a landscaped rooftop deck for client entertainment. Also, the building will be located across the street from the new Convention Center as well as a nearby small park, Evans notes.

Tonya Ginter, director of research of GVA Advantis, tells GlobeSt.com that the East End is experiencing a surge of leasing activity, along with the redevelopment that is occurring. At the end of Q2, some 3.5 million sf was under construction in the East End. This quarter, there have already been three significant leases signed in the area, including Jenner & Block LLP. These are Fulbright & Jaworski, which signed a five-year lease for 109,000 sf at 801 Pennsylvania Ave. and the Department of Justice, which will occupy 460,000 sf at nearby Liberty Square. At 6.8%, the vacancy rate in the area is relatively healthy, Ginter adds.
