AVONDALE, AZ-An Arizona developer has acquired 39.7 acres for $11.24 million from SunCor Development Co. of Tempe in an off-market deal. The developer is planning to build a mixed-use project with mostly commercial space.

Rose Properties, based in nearby Goodyear, has picked up acreage at the intersection of Dysart and Indian School roads for a mixed-use project dubbed "Pasadera." Paul Holland, a vice president in Phoenix for Colliers International Inc., says a groundbreaking should take place within two years. "We're working on amending the general plan right now so we're not sure what will be here yet," he tells GlobeSt.com, explaining owners are entitled to amend plans annually. "Our plan to amend this comes in January." He says the mix could be office, medical, retail and possibly multifamily.

Holland says the off-market land deal came about because of a previous relationship between the buyer and seller. In January, Rose Properties acquired 19.6 acres for $6.4 million in Litchfield from SunCor. That site too is targeted for mixed-use development. "SunCor has been a good client of mine and Rose found out the land was coming available," Holland explains. "We put both parties together and that was it." He teamed with Stephanie Davis in Colliers' Phoenix office and Mike Lazar of Winstar Properties LLC in Phoenix to broker the deal. The trio also will co-market Pasadera.

Rose Properties now owns 31 development sites ranging from 10 acres to 240 acres in the West Valley. During the next several years, the plan is to develop mixed-use space on all sites.
