Xerium Technologies will occupy the entire third floor in the 60,000 sf, three-story property, located in the Westborough Technology Park, Joe Fallon, executive vice president with The Trammell Crow Co.'s Boston office, tells GlobeSt.com.

"They liked the building, the space laid out well for them and the economics of staying was attractive," Fallon says of the property, which is about 90% leased. Terms of the lease were not disclosed but Fallon says similar office space in the Westborough area generally leases for about $20 per sf.

In addition to Fallon, the tenant was represented by Eric Foster, also with the Trammell Crow Co. John Lasher and Paul Leone, both with Richard Barry Joyce & Partners represented the landlord, Conroy Development Corp., in the lease negotiations.
