HAVERHILL, MA-A former plastics company warehouse will be demolished and replaced by a 120,000-sf BJ's Wholesale Club at the Ward Hill Industrial Park. Coastal Partners LLC recently acquired the 172,000-sf industrial building for $5.2 million.

Bradford Spencer, with Grubb & Ellis, tells GlobeSt.com that construction on the retail store's 14.25-acre site at 25 Shelley Rd. should begin once Coastal Partners completes demolition this fall on the former Victory Plastics facility. A late summer 2007 opening is planned for the store.

"This is really going to change the landscape" of the industrial park, notes Spencer. He adds that the retail store will upgrade the look and feel of the park, located along the Route 125 Ward Hill Connector, only a quarter mile from Route 495.

Spencer, along with Tyler Ewing, also with Grubb & Ellis, represented Evans Properties, LLC in the sale of the building. Coastal Partners, of Beverly, was self-represented in the deal.
