BAJA, MEXICO-Trump Ocean Resort Baja Mexico, a 526-suite luxury condominium-hotel resort, will be rising south of the border over the next few years, according to information released by Donald Trump. The resort is located just South of San Diego and will be the first property along the peninsula to combine luxury resort amenities and services with real estate ownership.

Trump, who is the CEO of the Trump Organization, partnered with Los Angeles-based real estate development and investment company Irongate to develop the luxury hotel-condominium resort.

Construction is scheduled to begin in late 2006, with the completion of the first tower set for late 2008. Build-out of the resort will be completed over the next three to four years.

Prices for studios and one-, two-, and three-bedroom residences start in the mid-$200,000s and will range from 532 sf to more than 2,200 sf of indoor and outdoor space.

Trump Ocean Resort Baja Mexico will cater to owners and guests with a collection of typical luxury resort amenities, such as an owner's concierge, lobby bar and lounge, spa, fitness center, tennis courts, and resort, lap and family pools.

"Trump Ocean Resort Baja will redefine the standard of premier property ownership and service excellence for all of Northern Mexico," says Trump. "I've always said, 'location is everything,' and being just 30 minutes from Downtown San Diego makes this an ideal locale for a premier resort property."

Location and luxury were two of the resort's largest components, according to Irongate partner Jason Grosfeld. "We saw hundreds of thousands of Americans buying second homes in Mexico and lots of people moving down there full time," he tells GlobeSt.com. "When you look at the value a buyer can get on the coast for a luxury product there's really nothing that compares north of the border. What's unique about our product is it really takes that trend and steps up the quality. Most products down there are three-star category and ours will be four- to five-star category."

The resort's design team will be led by Guerin Glass Architects, who served as lead architects on the Trump Tower Waikiki and has offices in Honolulu and New York City. S&P Destination Properties, a resort and luxury real estate company, will begin the resort's public marketing and sales campaign later this month.
