PALM BAY, FL-On the market only two months, the 25-year-old, 51,954-sf Country Club Plaza has been sold for $5.01 million or about $96.45 per sf.

Nikolas Kozy of Miami-based Blackrock Retail Property Advisors tells GlobeSt.com a private Miami investment group outbid several other buyers and paid all cash for the asset from Mark Properties Inc. of Durham, NC. Kozy and broker Casey Rosen negotiated for the seller. The deal took seven weeks to complete, from letter of intent to closing. Kozy says there were no environmental or governmental issues for buyer or seller to overcome before closing.

The 15-tenant property at the intersection of Babcock Street and Port Malabar Road was totally renovated in 2003. The Brevard Workforce Development Board anchors the center. The average asking rent range for non-anchors is $8 to $11 per sf.
