LAS VEGAS-Set to open one year from now, the one-million-sf Town Square lifestyle center at the south end of Las Vegas Boulevard is now 80% preleased. The project is a joint venture of Turnberry Associates and Centra Properties. Construction is well under way.

Town Square is located on Las Vegas Boulevard, south of Mandalay Bay at the junction of I-15 and the 215 Beltway. The leasing agent for the 15-building development, Frank Volk of Robert K. Futterman & Assoc., tells GlobeSt.com that active negotiations are underway for about half of the remaining 200,000 sf of availability.

When complete, Town Square will include 150 shops and more than a dozen restaurants. In addition, the project will include a "children's entertainment destination," 352,000 sf of class A office space, an outdoor concert venue and a multiplex cinema.

Tenants with signed leases include Whole Foods, Eddie Bauer, Sapporo, Skechers and Victoria's Secret. Other signed tenants include Crabtree & Evelyn, Cold Stone Creamery, 24-hour Fitness, Yardhouse, Bath & Body Works, the Body Shop, Cache, Express, Coffee Beanery, Enerjuicer, Limited Too, Occhaiali da Sole, Solstice, Texas de Brazil, the Grape, the Sports Shop and Showcase Slots.

RKF has a number of other Las Vegas-area assignments. The firm serves as leasing consultant for Boulevard Invest, the ownership of the 475,000-sf Desert Passage retail and entertainment center. In addition, the company has the leasing assignment for the 300,000 sf of retail space that will be developed as part of the $2-billion Cosmopolitan Resort & Casino and the 50,000 sf of space being developed as part of the Sky Las Vegas condominium development.

RKF opened its Las Vegas office in May and named Volk its executive vice president. Volk has 13 years of experience in the retail market in and around the Las Vegas Strip. Previously, he was with Blatteis Realty.
