Electronics giant Motorola is in negotiations on the largest of the deals at 193,000 sf, according to James Lipscomb, with Richards Barry Joyce and Partners' Boston office, tells GlobeSt.com. The move was part of Motorola's consolidation strategy to merge its Andover, Tewksbury, Lexington, Southborough and Marlborough operations.
Also in negotiations are Sterling Commerce, an AT&T company, which will take 60,000 sf, and Corning Life Sciences, which will move into 32,000 sf at the 900 Chelmsford St. office park. The three tenants could be in the building by March, Lipscomb says.
The sudden surge in rental activity at Cross Point can be attributed to DivcoWest's aggressive deal making capabilities, says Lipscomb. He handled the transaction for the landlord along with John Wilson, Brian Connolly and Brian McKenzie, all with Richards Barry Joyce and Partners.
Lipscomb says, "Their pro-active approach to marketing the building as well as the building's many amenities," including a 10,000-sf fitness center, an onsite day care facility, two cafeterias, meeting rooms and a 500-seat auditorium, helped seal the deals.
Motorola is being represented by Andrew Sexton with Colliers International Chicago office and Phil Moses, with Vesper Realty Advisors of Boston. Brooks Murphy and Brian Morrissey, both with Staubach's Boston office, are handling negotiations for Sterling Commerce while Lipscomb and the RBJP team assisted Corning Life Sciences. Terms of the leases were not disclosed.
