CenterPoint will construct and sell the shell, and Cyber Continuity will fit the building with redundant security capabilities and the equipment to support 4.8 watts of critical load, according to Jack Pressman, Cyber Continuity's chief technical officer. While CenterPoint's Matthew Tramel declined to disclose the price Cyber Continuity will pay for the shell, Pressman tells GlobeSt.com his company's total investment in the facility is $60 million. It is expected to open in spring 2007.
The building will exceed requirements for a Tier III data-center designation, which is based on standards for secure data storage developed by the Santa Fe, NM-based Uptime Institute. The center will also provide businesses with primary or back-up disaster-recovery data storage and services.
It will also contain two types of space managed and operated by a Cyper Continuity technical support team. One area is devoted to "custom-built, secure, private, standalone suites for individual companies," Pressman says. "The rental rate for these is between $190 per sf and $250 per sf. The other area will contain multiple server racks for lease by businesses that require data-storage support. The rent rate in this space ranges from $1,200 a month to $2,000 a month per cabinet, including power."
This is the second building in Oak Brook, IL-based CenterPoint's master-planned, 800-acre DuPage park, which it is developing under a ground lease from the DuPage Airport Authority. Tramel says it contains 450 net developable acres and is planned to contain two million sf of light industrial space on the south campus, 2.6 million sf of tech-oriented space on the north campus and 600,000 sf of retail, restaurant and conference space. A 175,000-sf build-to-suit warehouse for Pella Windows and Doors was completed on the south campus this June.
