MicroOptical will relocate early next year from 33 Southwest Park in Westwood. The terms of the five-year-lease were not disclosed but Ron Friedman, with Richards Barry Joyce & Partners, tells GlobeSt.com that similar space in Westwood ranges from $10 to about $14 per sf triple net.
The firm, which had been scouring the market for a new headquarters for the past six to eight months, selected the single-story flex building because it offered furnished space and a location near the existing facility, allowing the company to easily ramp up operations, Friedman says.
"The company has a real high tech product and is trying to revolutionize the way people view video," he says, noting that the company recently introduced an iPod viewing accessory that it expects will generate extensive sales. "It's a pretty hot marketplace right now and they're really ramping up the business."MicroOptical will occupy space that previously housed another high tech firm, Select Strategic, before that company relocated this summer. The firm will share the fully occupied building with existing tenant Security Locks.
Friedman and Michael Frisoli, with Richards Barry Joyce & Partners, handled the transaction for the tenant while the landlord, SLD W LLC, was represented by Warren Brown of Boston Commercial Properties.
