Located at 4 West Pkwy., across from Johns Hopkins University and close to the city's Inner Harbor, the 125-key asset is poised to undergo a renovation, which Marshall Management will oversee. "We had been consulting with the ownership with how to implement the renovation and about the general long term strategy," Marshall says. There was some discussion about potentially changing the franchise but ultimately the owners decided to remain with Doubletree, according to Marshall. As part of the renovation, the guest rooms and suites will be completely refurbished and outfitted with 32-inch, high definition, flat-screen televisions.

The hotel also has nine meeting rooms and ballrooms--more than 9,000 sf of meeting and function space, able to accommodate events of up to 200 people. In a statement, Marshall said he sees significant opportunities to reduce operating cost and enhance the hotel's top line performance through a combination of direct sales and Internet-based marketing.
