BROOKLYN, NY-SBK Holdings has sold the Gussco Manufacturing Plant at 5112 Second Ave. here, to an un-named private investment group. The group plans to utilize the entire 167,000-sf industrial building and its 20,000-sf parking lot. The plant, located in the Sunset Park section of Brooklyn, sold for $15 million.

Kalmon Dolgin Affiliates represented both buyer and seller in the transaction; with Neil Dolgin representing SBK Holdings and Jeffrey Unger representing the investment group. Dolgin says the building sold for such a high price due to the high demand for industrial space in the area and the quality of the building.

The new owner of the three-story building, located near the Gowanus Expressway and the Belt Parkway, can sublease 20,000 sf and 30,000 sf of ground-floor space to another occupant due to the current floor plan. The new owners will occupy the building at the beginning of January, after Gussco moves to its new New Jersey site sometime in December, Dolgin says.
