CANONSBURG, PA-The Shoppes at Southpointe LLC, a joint venture between Peoria, IL-based Cullinan Properties Ltd. and locally based Horizon Properties, has broken ground for Southpointe Town Center, an 800,000-sf mixed-use project. It is located within Southpointe Development and represents the final phase of that 800-acre mixed-use community.
The town center will consist of 500,000 sf of retail. "Uses for the remaining 300,000 sf have not yet been finalized," Chuck Boysen, Cullinan's director of marketing, tells GlobeSt.com. "It will be office and/or residential. We're narrowing the configuration and expected usage of that space based on retail interest."
Boysen declined to disclose an estimated construction cost, rental rates or names of committed retail tenants, but says he expects the center will contain between six and 10 buildings in a lifestyle format. "It will be anchored by a stadium-style theater and include upscale fashion retail along with restaurants and entertainment venues. There will definitely be a big box tenant," he says. "We've had a lot of interest, and that's the component we continue to reconfigure, trying to accommodate it within the town center concept as best we can."
The partnership hopes to disclose a partial tenant roster within 60 days, according to Boysen. The retail component of the center is slated to open in mid-2008. The architect is Cleveland-based ka Architecture and the design is patterned after a historic neighborhood.
Horizon is headed by Rod L. Piatt, one of the principals that developed Southpointe, which is located in Washington County, south of Pittsburgh. The development contains approximately 2.4 million sf of class A office space, more than 600 residential units and a championship golf course.
