Sheridan Stationside Village

The development, which is in the planning stages and is projected to be built over eight to 10 years, will be near the Tri-Rail commuter rail line's Sheridan Street station. It calls for 1,050 to 1,600 residential units, up to 299,000 sf of office space, 340,000 sf of retail space, a hotel with as many as 150 rooms and a 793-space parking structure for Tri-Rail riders.

Stationside Village Associates is comprised of Miami-based Pinnacle Housing Group and Fort Lauderdale-based Ram Development Co. National architectural firm Cooper Carry is designing the project with South Florida-based architects Mark Wiener and Roger Fry.

Michael Wohl, a partner in Stationside Village Associates, tells GlobeSt.com that the development will be constructed on a 17-acre site being leased from the Florida Department of Transportation and on another 23-acre parcel owned by the developers. "We plan to build the mixed-use village portion of the project first, which will include retail, office, some residential space and a 150-room hotel," Wohl says.

The project will be constructed under Broward County's new Transit Oriented Development land-use ordinance, which created the TOD designation for mixed-use communities adjacent to mass transportation services. The development team has been working with the Center for Transit-Oriented Development, a nonprofit organization that helps communities with transit-oriented developments. "As pedestrian-oriented, mixed-use environments, transit villages are proving a far more efficient use of land than traditional suburban subdivisions," says Ram Development president Casey Cummings.
