The property, located off exit 13 on Route 8, is commercially zoned for light industrial park development and usage. The parcels are located across the street from Pitney Bowes 476,000-sf complex at 27-35 Waterview Dr. and are near the large data center building under construction for UBS, as well as facilities occupied by California Closets and Random House.

Jamie Covello, executive director of Cushman & Wakefield of New York, along with Patrick Colwell and Kevin Foley, senior directors, and Peter Shaplin, associate, of Cushman & Wakefield of Connecticut are representing Pitney Bowes and handling the sale of the property.

"This offering presents a rare opportunity for a savvy investor to develop a build-to-suit or speculative mixed-use property in a highly desirable area," Colwell says. "Since there is a demand for light industrial and flex/office space in Shelton, we believe there will be strong interest from tenants in the market for this type of property."

He adds that the property can support a variety of uses. For example, the property's current zoning would allow the development of as much as 500,000 sf of office space.

A bid date is expected to take place sometime during the middle part of November.

Since its hiring, C&W has received some interest from users as well as developers that wish to purchase either a portion or all three parcels that are for sale, Colwell says.
