SWB New England took the space under a five-year lease arrangement, gaining 35,000 sf over the 45,000 sf it previously occupied at 35 Turnpike St., says Cal Hudak, with Richards Barry Joyce & Partners. "It was an upgraded location as well as an upgrade in the overall quality of the building," he says of the reason behind the company's move.

The firm will be the first tenant in the 315,000-sf building, which formerly served as the headquarters for United Liquors before that company moved to Braintree last year. The building, acquired by Liberty Properties in March, currently has 235,000 sf of space available for lease, Hudak says.

Terms of the deal were not disclosed but Hudak says similar space in the area rents for between $4 and $5 per sf.

Hudak along with John Lashar, Michael Frisoli and Paul Leone, all with Richards Barry Joyce & Partners negotiated the lease on behalf of the landlord. SWB New England was represented by Steve Clancy and James Nicoletti of CB Richard Ellis.
