McKesson Corp., a Solana tenant since 1995, has renewed a 29,834-sf office with a five-year, flat-rate deal for all of the fourth floor and part of the fifth at 9 Campus Circle, Michael Silliman, vice president for the Los Angeles-based Maguire, tells GlobeSt.com. With the deal, occupancy holds firm at 98% in the five-story, 135,000-sf building.

Silliman says McKesson's lease was due to expire at the end of the year. King White and Sam Pruitt with Trammell Crow Co. in Dallas represented McKesson, which uses the space as a customer service center. The class A office space was marketed at $25 per sf plus electric.

Silliman says Sonitrol Corp., which moved into Solana in 1994, has boosted a 26,615-sf lease to 32,923 sf, setting up the expansion with a co-terminus end to a long-term pact with a stair-stepped rate for 8 Campus Circle.

The expansion boosted occupancy to 89% in the five-story, 303,000-sf building, which has a quoted rate of $23 per sf plus electric. James Ballard and Steve Jarvie with Dallas-based Staubach Co. represented the security company, which uses the space for a regional office and monitoring center.

Silliman says the two most recent deals triggered the decision to get prices on two more structures for the 18-building campus. Also in recent months, Solana's on-site day care, Premier Academy, added 3,285 sf to take its total to 12,573 sf while Independent Film Channel re-upped a 4,188-sf pact; JP Talbot Insurance & Benefits renewed 1,456 sf; and the Town of Westlake took 3,693 sf for a municipal court.
