EASTON, PA-The Douglasville-based Basile Co. has acquired the 180,000-sf industrial building at 3700 Glover Rd. in Forks Industrial Park for $5.1 million, or $28.33 per sf. The seller, locally based frame-maker MCS Industries Inc., has consolidated operations at a newer, larger facility, leaving this one vacant.

Barbara Ziev of Allentown-based Summit Management and Realty Co. marketed the building for MCS and also procured the buyer. She tells GlobeSt.com the new owner has "created a way to subdivide the building into flex warehouse or light manufacturing space. It will re-lease the full building to a single tenant or as many as four different ones," she says.

The building is located on a 15-acre parcel, which Ziev says can accommodate an additional 65,000 sf of development and provides room for outdoor storage. "This facility has rail service, and there's virtually no flex space available in Easton," she says. Basile, which owns other commercial property in this area, has assigned leasing to Ziev, who says the rent rate is $4.50 per sf, triple net.
