Jim Umphrey, with Kelleher & Sadowsky Associates Inc., of Worcester, tells GlobeSt.com that the tenant opted to remain in the fully-leased, 140,000 sf property because its location just off Route 290 offered convenient access to the area for the firm's office and warehouse operation. "The efficiency of the space really worked for them," says Umphrey, noting that the company will use about two thirds of the space as a warehouse for its cable supplies.
Terms of the lease were not disclosed but Umphrey says similar space in the Worcester area leases from $6.50 per sf to $7.50 per sf triple net.
Umphrey represented landlord 640 Lincoln Street Associates LP in the transaction while Steve Rich, with the Boston office of Equis Corp. handled the deal for the tenant.
